\u2018'We are closing'. Having only just recovered from the bankruptcy of Blokker and the departure of Ziengs, I am startled by the text on the window at gift shop Lodewijk Aan De Overkant.<\/p>\n

After five years, the owner is throwing in the towel. High personnel costs and competition from the internet are killing off the nice little shop on Keizerstraat. I am already hearing bitter jokes around me that a hairdresser or nail salon will probably take its place.<\/p>\n

I can't help but think of another city that struggled with high vacancy rates: Heerlen. About six years ago, I visited this Limburg town for work. Heerlen is often compared to Den Helder. Many low incomes, similar social problems. And a city center that was undergoing a major overhaul. Rightly so, because when I walked around there, I briefly had the feeling: East Germany is not dead. Heerlen itself, but also in surrounding municipalities. In 2024 alone, no fewer than seventy \u2013 often young \u2013 entrepreneurs saw their dream of owning their own business come true. The secret? In any case, not appointing extra civil servants, writing reports, or hiring a platoon of consultants.<\/p>\n

No, Streetwise operates in Heerlen and the surrounding area. This agency guides start-up entrepreneurs, as well as small businesses looking to innovate or relocate. The entrepreneur must draft their own business plan and financial business case. Streetwise provides tips and feedback in this process. They then assist with finding a suitable location and negotiating with the landlord, accompany them to the bank for financing, and help with municipal permits. Streetwise does all this completely free of charge, as they are paid by the local authorities.<\/p>\n

The success lies in the collaboration. The municipalities, but also the banks and the property owners; everyone has to compromise a little. The financiers, led by Rabobank, are willing to take risks. The property owners are willing to start with lower rents, so that a first-time buyer can afford them.
\nAnd civil servants primarily think along with, rather than against. In Limburg, that is working. Fashion stores, lifestyle boutiques, design studios, unique cafes and coffee and tea shops, a bicycle repair shop; they filled countless empty retail spaces.<\/p>\n

There is still plenty of entrepreneurial spirit in Den Helder as well. Almost every month, I am approached by people who want to start a shop or small business in the city center. With such great potential, shouldn't we finally get a real feel for the streets in Den Helder? Following Heerlen's example, should we do more to help (starting) entrepreneurs and make the shopping district more inviting?<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n
