The Kroonpassage is being redeveloped. A section of the Kroonpassage will remain and is being renovated by owner Orange Capital for a new supermarket and several convenience stores. Commissioned by Zeestad, the remaining part of the Kroonpassage has been demolished by contractors Van Leeuwen Zwanenburg Sloopwerken and Sloopbedrijf JH Oosterbeek. This makes way for a new square. In addition to creating a pleasant environment, parking is being improved, and the design of the square takes the changing climate into account. The Kroonpassage has been vacant for a long time; it is important for the city that this central location in the city center is filled again.
During the renovation, the parking deck is temporarily inaccessible. To compensate for this, 110 temporary parking spaces have been created on Koningdwarsstraat and Prinsenstraat.

Liander is removing the last electrical connections, after which the demolition can be safely completed, such as the removal of the ramp. From the end of May, the foundation piles will be installed and construction will begin.

The floor of the existing Kroonpassage is being removed.
In the week of January 8, the large portals of the entrance on Beatrixstraat were removed.
Starting Monday, December 9, the large steel portals at the entrance to the Kroonpassage on Spoorstraat will be removed. The contractor will use a mobile crane to safely remove the components.
The demolition by Van Leeuwen, Zwanenburg, and J. Oosterbeek is proceeding according to schedule. At the end of November, the superstructure at the end of Passagestraat will also be removed, after the Hema cooling systems have been relocated.
Firma P. Vriend BV is currently demolishing the old shop interior and the ramp. Hecon Bouwgroep is converting the remaining part of the Kroonpassage into a supermarket. From mid-December, they will be working on the new facades and the foundation for the ramp to the parking deck.
We are making significant progress in the redevelopment of the Kroonpassage in Den Helder. The demolition is proceeding according to schedule: the superstructure has now been removed, and Van Leeuwen Zwanenburg Sloopwerken will soon start work on the skylights on the Hema and Spoorstraat sides.
Along the Warenhuys, the first floor has been removed to provide our partners – Woningstichting Den Helder and Aannemingsbedrijf A. Tuin – with more space for their work. At the same time, Sloopbedrijf JH Oosterbeek has started demolishing the building surrounding the transformer substation, a recognizable spot for many.

Over 110 extra temporary parking spaces to compensate for the loss of the parking deck.
The owner of the Kroonpassage has transferred the section of the shopping center to be demolished to Zeestad. Demolition work will start on July 1; from that moment on, motorists can use the temporary parking areas set up in Koningdwarsstraat and Prinsenstraat.
The demolition work starts with strip demolition, which means stripping the building bare while leaving the stone and concrete components standing. The roofing of the parking deck will also be removed. After the construction holiday, the building will be further demolished using heavy equipment. The stony materials will be crushed on-site into foundation material for roads. A large portion of this will be reused on-site.
The demolition work will continue through November of this year. The construction of the new supermarket and retail space is scheduled from November of this year to November 2026. In March 2026, Zeestad expects to be able to start landscaping the new square (Kroonplein).
In connection with the redevelopment of the Kroonpassage, Zeestad has commissioned inspection and expertise firm Monsjou & Partners to carry out a structural survey and height measurement of buildings before work actually commences in the immediate vicinity. The Kroonpassage is being redeveloped. The plan for the shopping center consists of partial demolition and renovation. For this reason, the Kroonpassage is currently closed to the public. The parking deck, however, remains in use. Visitors can exit the parking deck via the walkway on the ramp. When the demolition of part of the Kroonpassage begins, motorists will be directed to other parking areas.
The current owner of the Kroonpassage has applied for an environmental permit to establish a supermarket in the remaining part of the Kroonpassage. This permit has since become irrevocable. We are awaiting the final details before the sale of the part of the Kroonpassage to Zeestad can take place. As a result, the sale to Zeestad is not yet final, and work cannot yet commence on the part of the Kroonpassage to be demolished.
During the demolition and renovation of the Kroonpassage, parking on the deck of the Kroonpassage is not possible. Therefore, more than 110 temporary parking spaces have been created:

The part of the Kroonpassage that is no longer in use has been demolished. A new parking area at ground level is being created at that location; the Kroonplein.
The Kroonplein will become a welcoming entrance to the shopping heart of Den Helder. In the future, this parking square will be accessible from Beatrixstraat. The entrance to the new parking deck will also be accessible from this new square (no longer from Spoorstraat). In the design of the Kroonplein, we are taking climate change into account. During extreme rainfall, the square will contribute to water retention both at ground level and in the soil. Trees and green facades will provide cooling during heatwaves.
